Tammy Dixon, SIOR, CCIM, CMB®
Tammy joined NAI Piedmont Triad in September 2017 with a special interest in investor relationship management and institutional real estate and was elected Shareholder in 2023. Over the last four years, her focus has been primarily on land acquisition and industrial leasing, receiving her SIOR designation in January 2024 as an Industrial Specialist.
Tammy has 20 years of professional experience in financial services with an extensive leadership background in strategic operations and project management. At the end of her tenure, she earned her Certified Mortgage Banker (CMB) designation with the Mortgage Bankers Association, the highest level achieved in the banking industry. She went on to earn her Certified Commercial Investment Member (CCIM) designation in October 2021 and was elected a member of the NC-CCIM Board of Directors in 2023.
Tammy served as Chairman of the Realtors Commercial Alliance (RCA) Board of Directors for the Greensboro Regional Realtors Association (GRRA) from 2021-2023. She sits on the Board of the NC-CCIM Chapter and serves as an advocate for all members.

I lead a commercial real estate advisory and development firm focused on capital markets, investment sales, land acquisitions, and multifamily development projects.
In this role, I work closely with investors, property owners, lenders, attorneys, municipal leaders, and development teams to guide complex transactions and development initiatives from initial strategy through execution and closing. My work spans underwriting and financial analysis, negotiations, due diligence, regulatory coordination, and capital improvement planning.
I regularly lead cross-functional teams—including analysts, legal counsel, architects, engineers, and construction partners—to align stakeholders, manage risk, and deliver development outcomes that meet financial and strategic objectives. I also represent clients before planning boards and local governing bodies to support entitlement, zoning, and development approvals.
Karen Mankowski
On the Occupier side, Karen Mankowski, CCIM, LEED-AP®, works with multi-market clients combining strategic consultancy with practical implementation in order to lower occupancy costs and increase efficiency. Frequently, these clients require expertise in both Industrial and Office buildings. Karen has years of experience in the leasing and sale of industrial properties - throughout North and South Carolina - in both secondary and tertiary markets, which provides her clients with critical guidance and lasting value. In addition, she has worked on the Office side, completing hundreds of transactions ranging from small office leases to Corporate Headquarters / Build-to-Suit projects for clients with a global footprint.
She also assists Landlords and Sellers, with the development and execution of successful real estate strategies. In this capacity, Ms. Mankowski specializes in maximizing market exposure and developing customized marketing campaigns designed to aggressively pursue prospects. Her experience focused on the the marketing and leasing of Office buildings, owned by institutional investors and regional firms, has consistently helped her clients maximize the value of their portfolios.
Ms. Mankowski holds an M.B.A. from the University of North Carolina at Charlotte. She holds a B.S.B.A. in Finance from the University of Louisville.

Steve Tubel
Steve serves clients throughout the Charlotte metropolitan area and across the Carolinas. His primary specialization is retail tenant and buyer representation, with additional experience across industrial properties, small to midsize office, land, and investment sales.
Steve works closely with investors, developers, landlords, owner-users, and tenants, helping each achieve their real estate goals through a relationship-focused, hands-on approach. Known as a trusted local-market expert, he combines detailed market knowledge with a practical understanding of how real estate decisions impact business operations and long-term growth.
Prior to transitioning into commercial real estate full-time, Steve spent nearly four decades building a successful career in the restaurant industry. This background provides him with a strong advantage in retail and commercial transactions, allowing him to understand site selection, demographics, traffic patterns, operational challenges, and profitability from the client’s perspective.
Steve is an active CCIM Candidate Member currently pursuing his CCIM designation and is involved in numerous professional organizations, including the Charlotte Region Commercial Board of Realtors (CRCBR), the North Carolina and South Carolina Realtors Associations, and the National Association of Realtors (NAR), the North Carolina and South Carolina CCIM Chapters, CREW Charlotte, and the International Council of Shopping Centers (ICSC).
Outside of real estate, Steve is a devoted family man who enjoys live music, sporting events, and traveling with his family. His passion for people, business, and the Carolinas market drives his commitment to delivering value and building long-term client relationships.
